Our Fee Structure
Finding Tenants: 'Let Only' service - 7% + VAT of the annual rent, charged monthly.
7%+VAT = 8.4% inc. VAT. If the rent is £1,500.00 per month, our Fee is £1,260.00 +VAT (£1,512 inc. VAT) for the first year.
Our fee includes the cost of professional photography, tenancy administration including tenancy agreements, tenant’s comprehensive references, and deposit registration with the TDS
What you can expect from our Lettings Service:
Advertise the property with a detailed description and professional photography to attract great tenants.
Host viewings and source excellent tenants. We are flexible on viewing times to suit tenants' needs, ensuring we capitalise on each enquiry.
Tenant vetting before and after viewing to find you the perfect tenant.
Agree on a suitable monthly rent price, tenancy length, and tenancy terms.
Complete a comprehensive reference for each tenant, including employment and landlord references, and credit checks.
Draft and sign an up-to-date tenancy agreement to ensure protection and compliance.
Collect the tenant’s rent and deposit.
Provide tenants with relevant property documents and payment information as required at the start of a tenancy.
Book certificates if required. Deduct any pre-tenancy invoices, such as certificates or extra services (e.g. repairs, cleaning, inventory report, new furniture).
Provide tenants with council tax and utility information so they can set up and pay all bills promptly.
Upon check-out, we request proof of payment for all utilities and assist in deposit returns or disputes.
Property Management – 6% + VAT
6%+VAT = 7.2% inc. VAT. If the rent is £1,500.00 per month, our fee is £90+VAT (£108.00 inc. VAT) per month.
What you can expect from us:
24/7 tenant support, including a video triage service.
Your tenants get 24/7 support for £5 per month. We provide diagnostic reports for all calls. This saves our landlords an initial call-out charge if a repair is required, and guarantees we handle all issues ASAP. Learn more about HelpMeFix.
Ongoing monthly rental collection from your tenants.
Prompt BACS payments to landlords for rent payments.
Detailed monthly accounting and statements to the landlord, including provisions for contractor invoices. We can also provide annual statements and more.
Assistance with the collection of missed payments or arrears.
Retain tax and pay Inland Revenue in respect of non-UK resident landlords.
Deal with HMRC if necessary, in respect of all landlord rental income queries.
Ensuring that our clients' properties always comply with the latest safety regulations.
Supplying our clients with legislative information upon request. Providing email newsletters and updates accordingly.
Inform utility companies when a change of tenancy takes place, as well as assist tenants to ensure there are no delays or misunderstandings.
Arranging routine repairs and maintenance with a selection of suitable contractors. We are happy to tailor this to your needs, accordingly, including the use of your own preferred contractors and suppliers.
Liaising with the tenant and reporting to the landlord on the recommended course of action.
Carry out property inspections every 6 months and report to the landlord along with digital photos and comments.
Arrange for an independent inventory check-in and check-out.
Registering deposits under TDS or DPS.
Deal with (and offer advice on) any claims for damages arising from the 'check out' report.
The reconciliation of the deposit at the end of the tenancy.
We are fully insured and registered with UKALA client money protection schemes.
We are UKALA registered.
Rent Collection – 1% + VAT
Included in the Lettings & Management Service; available if you have your own tenants.
Collect rent every month for the duration of the tenancy and pay you the same day (if a workday)
Tenants’ deposit to be held by the Landlord or with the TDS custodial service we provide.
Pursue non-payment of rent, provide advice on rent arrears actions, and agree with tenants on the collection of any shortfall of rent and payment method.
Provide the tenant with methods of payment.
Deduct any pre-tenancy invoices.
Deduct and hold Tax, if required.
Income and Expenditure Report.
Please note that Rent Collection is included in our lettings and management service.
Continues fees for the above services.
As long as the tenancy continues, we will carry on providing monthly statements and collecting rent. Please refer to our terms and conditions.

Energy Performance Certificate ~£75.00
Gas Safety Certificate ~£135.00
Gas Safety Certificate & Boiler Service ~ £200
Electrical Installation Conditions Report ~ £250
Submission of non-resident landlord receipts to HMRC £300 per annum
Inspections (if the property is not managed) ~£125
Inventory check-in/check-out fees are subject to the size of the property, ranging between £100 and £200.
We do not charge any commission on contractors’ works or any other works organised. If any other fees ever apply, we will inform you accordingly.
Note:
As members of the TDS custodial deposit scheme, we ensure the tenants’ deposits held are registered within 30 days.
As a member of the UK Association of Letting Agents, landlord’s rent/damage deposits collected by us are protected by the Client Money Protection Scheme.
