Book certificates if required. Deduct any pre-tenancy invoices, such as certificates or extra services (e.g. repairs, cleaning, inventory report, new furniture).
Provide tenants with council tax and utility information so they can set up and pay all bills promptly.
Upon check-out, we request proof of payment for all utilities and assist in deposit returns or disputes.

Before you market your property for rent:
Consider your mortgage. If you are living in the property you are renting, you will need to inform your mortgage lender that you will be renting the property to suitable tenants.
Consider your local authority. Councils often require notification of rented properties, and landlords may be required to pay a license fee, subject to your council’s regulations. We can assist you in obtaining the required licenses.
Get specialist landlord insurance; regular household insurance will not cover you.
Let your freeholder (if you have one) know that tenants will be living in the property.
Decide if you are going to rent your flat furnished or unfurnished. We can help you decide.
If you are going to be living overseas, apply to HMRC for your Non-Resident Landlord exemption certificate.
Renter's Rights Act 2026
From 1st May 2026, new rules apply under the Renter's Rights Act.
Our team made full preparations before the upcoming changes to manage our tenancies correctly and compliantly.
The new rules for Phase 1 include:
Abolition of Section 21: No-fault evictions will end. Landlords will only be able to evict tenants using specific, legal grounds (Section 8).
End of Fixed-Term Tenancies: All Assured Shorthold Tenancies (ASTs) will convert to periodic assured tenancies. This means tenancies will not have a fixed end date, and tenants can stay until they choose to leave or the landlord has a valid, legal reason to evict them.
Increased Tenant Notice: Tenants will be required to give two months' notice to end their tenancy.
Rent Increase Restrictions: Rent can only be increased once per year, and it must be done via a Section 13 notice, providing at least two months' notice.
Ban on Rental Bidding: Landlords and agents must publish an asking rent, and it will be illegal to invite or accept bids above that price.
Limiting Upfront Rent: Landlords can only ask for a maximum of one month's rent in advance.
Right to Request Pets: Landlords cannot unreasonably refuse a tenant’s request to keep a pet.
Ending Discrimination: It will be illegal to ban tenants with children or those on benefits ("No DSS").
Viewings
If you reside in the property, you can decide whether you want us to show your property when you are present, to only do viewings online, or to give us keys to accompany prospective tenants whilst you are away from the property. We will ensure viewings are booked around your required needs and follow all government guidelines. If the property is tenanted, we liaise with the tenants and provide notices for all viewings accordingly.
Property Reservation Fee
A reservation deposit is required when a tenant's offer is accepted on a property. This is not a Tenants Fee. If for any reason the tenant decided not to go ahead with their offer, the reservation deposit will be retained to cover administrative costs already incurred. It will be offset against the first rent and full deposit payments if the tenant proceeds with the tenancy. Paying a reservation deposit does not legally oblige either party to enter the tenancy, however, the reservation deposit is only taken once the tenants offer is accepted by the landlord.
The Offer Process
All tenants must complete a formal Offer Form confirming their information and offer they are putting forward. As soon as we have received an offer from a prospective tenant, we will put this forward to you to discuss further and when required, negotiate on your behalf. The landlord always has the final say, although we will be assisting you along the way.
Rent and Deposits
One month's rental payment and a deposit is required prior to the commencement of the tenancy. This is paid once the tenant has passed referencing and signed their tenancy agreement, and required at least a few days before the move-in date. The deposit will be registered with the Tenancy Deposit Scheme until the end of the tenancy and then returned to the tenant subject to the details of the inventory report. Your Home Managed is a member of the Tenancy Deposit Scheme for regulated agents (TDS). This is an approved scheme which has been introduced to ensure that tenancy deposits are securely held and any disputes about their return are resolved quickly, cheaply and fairly.
