We provide 3 different service options to Landlords, from finding you a tenant to managing the property or simply collecting the rent.

As our client, you choose the service you require, so please let us know what you need.   Our fees are a percentage of the gross rental income for the term of the tenancy contract agreed. If you have more than one property with us, we are happy to negotiate our fees.

Option 1: 'Let Only' service - 7% + VAT including Professional Photography, Tenancy Administration, Comprehensive Referencing & Deposit Registration.

  • Advertise the property on all major portals, with a detailed description and professional photography.

  • Source tenant(s)

  • Complete a comprehensive reference for each tenant (3rd party referencing), which includes employment references and landlord references.

  • Collect the first month’s rent and tenants’ deposit.  As a Let Only landlord, you will be registering the deposit yourself unless you prefer to use the TDS custodial service we belong to.

  • Provide tenants with payment information for future rental payments.

  • Deduct any pre-tenancy invoices, such as certificates or extra services (e.g. repairs, cleaning).

  • Provide tenants with utility information including council tax to ensure all bills are paid on time.

  • Upon check-out, we request proof of payment for all utilities, ensuring there are no outstanding bills.

Option 2: Management service – 5% + VAT, including a free inspection every six months

  • Collect and remit rent received every month

  • Tenants’ deposit will be held by the TDS Custodial service

  • Pursue non-payment of rent, provide advice on rent arrears actions, and agree with tenants' collection of any shortfall of rent and payment method.

  • Deduct and hold tax if required.

  • Arrange routine repairs and instruct approved contractors. If you have your own service agreements or preferred contractors, we will use them.

  • Arrange for quotations for large works, equipment replacement and discuss with you the various options.   Supervision of works incurs a percentage fee accordingly.

  • Hold keys throughout the tenancy term.

  • Upon check-out, we request proof of payment for all utilities, ensuring there are no outstanding bills.   Deposit return to be negotiated.

  • Income and Expenditure report.

Option 3: ‘Rent Collection’ service – 1% + VAT

  • Collect rent every month for the duration of the tenancy and pay to you same day (if a workday)

  • Tenants’ deposit to be held by Landlord or with the TDS custodial service we provide.

  • Pursue non-payment of rent, provide advice on rent arrears actions, and agree with tenants collection of any shortfall of rent and payment method.

  • Provide tenant with methods of payment.

  • Deduct any pre-tenancy invoices.

  • Deduct and hold Tax, if required.

  • Income and Expenditure report.

Renewal fees for the above services

If the tenancy continues for a greater period than the original term, a renewal fee for the period of the renewal will apply, being 1% less of the Lettings Fee per annum (our Management Fee will remain the same). The fee is payable in advance within 7 days of the renewal date and can be deducted from the rent. Please refer to our Terms and Conditions.

Inspections £60 per visit (for managed properties, we include one free inspection every six months)

Waiting at premises to meet contractors £30 per hour

Inventory check-in/check-out fees are subjective to the size of the property, ranging between £100-£200.


As members of the TDS custodial deposit scheme,  we ensure the tenants’ deposits held are registered within 30 days.

As a member of the UK Association of Letting Agents, landlord’s rent/damage deposits collected by us are protected by the Client Money Protection Scheme.

Your Home Managed Ltd is a member of The Property Redress Scheme, UKALA, and the Tenancy Deposit Scheme. We are fully insured with Professional Indemnity Insurance and Public Liability Insurance.
