End of Tenancy Cleaning: What Needs to Be Done?
Whether a tenant has been in your property for six months or six years, the expectation is the same - it should be returned clean, tidy, and ready for the next occupants. A good end of tenancy clean isn’t just about presentation; it’s about protecting your investment, avoiding disputes over the deposit, and setting a high standard for the next tenancy. If a property is handed over in excellent condition, new tenants are more likely to maintain it that way.
As a landlord, knowing exactly what to check and clean will save you time and prevent last-minute stress. It also gives you peace of mind that nothing’s been overlooked before your next tenants move in.
Over the years, we’ve let and managed plenty of rental properties in Colliers Wood, and we’ve seen first-hand the difference a thorough clean makes - both for attracting the right tenants and for avoiding unnecessary maintenance issues later on.
Here’s our step-by-step checklist to make sure the place is spotless and ready for handover.
1. Inspect and Make a Plan
Once the tenant has moved out, check for damage or missing items. Walk through the property room by room, noting every task that needs doing, and take “before” photos for your records.
2. Clean Doors, Skirting Boards, and Sills
Dust and wipe down the tops of doors, skirting boards, window sills, door handles, and frames. Polish where needed and open windows to freshen the air.
3. Wipe Sockets and Switches
Light switches and plug sockets often collect dirt and fingerprints. Use a damp cloth (never soaking wet) with a safe cleaning product. Always take care around electrics.
4. Deep Clean the Kitchen
The kitchen needs extra attention: clean worktops, cupboard doors, and splashbacks with an antibacterial cleaner; empty and wipe inside cupboards and drawers; vacuum crumbs before wiping; degrease the hob and oven - and consider hiring a professional oven cleaner for the best results.
5. Freshen the Bathroom
Scrub all bathroom surfaces, including taps, tiles, grouting, shower screens, and the toilet. Use a toothbrush for tight spots, wash or vacuum extractor vents, and replace any blown bulbs.
6. Vacuum Everywhere
Go beyond the obvious! Move furniture to clean underneath, vacuum cobwebs from corners and lampshades, and consider a professional carpet clean for high-traffic areas.
7. Clear Drains and Gutters
If your property has external drains or gutters, clear them to prevent blockages. This is especially important before autumn and winter.
